We have recently started using single stream recycling here at Travis Oaks. There are going to be some growing pains as we determine the most efficient way to recycle for our community. The board is aware of the overflow of recycled materials. Our recycling pickup is one time per week on Tuesdays.
Please make sure that the materials you are putting into the recycle bins are acceptable (Click the image to see it larger):
What goes in the recycling cart?
- Paper: (newspaper, office paper, junk mail, envelopes, wrapping paper)
- Boxboard and cardboard: Corrugated cardboard and boxboard including:
- cereal boxes
- shoe boxes
- most gift boxes
- soda/beverage containers
- most food packaging containers such as boxes of macaroni and cheese, rice, microwave meals.
- Aluminum and metal cans: food cans (labels left on OK), soda cans
- Glass: Jars and bottles
- Plastic containers: # 1 through # 7, including yogurt and margarine tubs
What CANNOT be recycled in your cart?
- Plastic bags
- Styrofoam (cups, egg cartons, take-out containers)
- Pizza boxes from take-out or delivery services
- Yard waste/leaves (set out for yard trimmings pick up)
- Food waste
- Garbage (you may be charged for extra garbage if you put garbage in your recycling cart)
- Helium tanks
- Large metal items such as frying pans and metal pipes
- Large plastic items (plastics that are gallon-sized or smaller are ok)
- Wire coat hangers (recycle at your local dry cleaners)
Why we can't take these items: The recycling processing facility uses an automated system to sort and bale the recyclables. Prohibited items will jam the automated machinery.

TOP HAT CHIMNEY SWEEPS

Our standard chimney cleaning in Austin is $135 plus tax. The cleaning includes both the inside (firebox, damper, etc) and outside (pipe, cap, etc) components of the chimney and a level 2 inspection. If a cleaning is scheduled but we determine the chimney does not need to be cleaned we complete our inspection and the charge is $95 plus tax.
The average cleaning takes 30-45 minutes, an inspection only about 15 minutes - and there is really no way to know in advance how many units will need to be cleanedl. In order to offer a discounted price for up to 140 units please consider these options:
OPTION 1 - HOMEOWNER'S CHOICE - they can call us direct to schedule at their convenience and mention this project for special pricing. We provide a copy of the invoice to you for HOA records.
Prices for this option: cleaning $115 plus tax ($20 discount off standard price)
inspection only $ 80 plus tax ($15 off standard price)
OPTION 2 - GROUP DAYS - We decide on a particular week and reserve that Monday Wednesday and Friday and then the following week we reserve the Tuesday and Thursday. That provides flexibility for those who can only be available on certain days. We can provide you with info that you can include with your notice for the homeowners to offer group pricing, dates, what to expect, etc. They can contact your representative (or us) to schedule a specific day and specific timeslot from the example below.
Example:
Monday 8 - 10 is time slot A - schedule 3 - 4 units
11 - 1 is time slot B - schedule 3 - 4 units
2 - 4 is time slot C - schedule 3 - 4 units
If you chose time slot A you can expect us to arrive sometime between 8 and 10, etc.
Prices for this option: Cleaning $ 85 plus tax ($50 off standard price)
Inspection only $ 50 plus tax ($45 off standard price)
Other options may be available based on doing the inspections/cleanings by building instead of by individual unit, or if it were possible for a HOA representative to have entry access to each unit for inspection, etc.

The annual meeting of the HomeOwners Association will be on Thursday, February 12, 2009 at 7pm at the Clarion Hotel - 2200 S. IH 35 (Corner of Oltorf and IH 35).
Watch for written notice in the mail which will include a proxy form in the event you cannot attend.
After many hours of research and interviews the board has decided to move forward with bringing Travis Oaks into the future. The board has contracted with RealManage www.realmanage.com to provide property management services effective January 1, 2009. The board is very excited about this change as we believe the level of service and professionalism will be greatly enhanced. All aspects of communication, financial management and on site activities will position Travis Oaks for the future. This transition will be difficult and we ask all owners to be patient with this process.
In addition the board has voted to increase the operating and reserve budget contributions 15% over the current level for 2009. Becasue of this increase many deferred maintenance projects will be completed in 2009 along with improvements to the work order request and fullfilment system, customer service and operating procedures. Expect a mailing to include your 2009 payment coupons in the mail very soon.
Beginning November 28, 2008, and ending February 28, 2009, the City of Austin
will be conducting it’s annual Waste Water Averaging and Audit.
This survey will determine our monthly Waste Water charges.
The HOA Board of Directors is asking all residents to be EXTREMELY mindful of
their water use and do everything possible to conserve water at all times, but
particularly during this three month period.
With thoughtful cooperation, we can all do our part to save money and a
precious resource.
As of August 18, 2008, the HOA has completed the installation of new 30 year roof shingles on the following buildings: 1, 2, 3, 4, 5, 21, 31, 32, 33, 34 and 40, almost 1/3 of the buildings. You will notice these new shingles are of a dimensional design, thicker, to out perform standard shingles and add an architectural feature to the buildings to enhance curb appeal and subsequently value.
The board of directors is working to continue the roof installations as specail assessment funds are collected and made available. As of today 26 of 146 (17%) unit owners have not paid their special assessment creating an obstacle in continuing the much needed roof replacements.
If you have not paid please coordinate arrangements to get this assessment paid as the other property owners have done. The board is taking aggressive steps, as provided by the HOA declarations and by-laws, to enforce this assessment and collect the funds needed to continue roof replacements.
Travis Oaks gate code will be changing on July 1, 2008. After July 1, all other access codes will be invalid.
Contact RealManage to be added to the Remote Gate Code Access System which will allow guests to contact you via a cell/home phone for access onto the property. Please provide RealManage via a work order your contact info (name, unit # contact # etc) which will add you to the new RGCA system.
Gate clickers can be purchased from RealManage for $25.
