Our condo complex is governed by two bodies: the Home Owner Association, made up of residents of the complex, and RealManage, the management company.
The board provides oversight of the running of the complex and its finances. However, since its a part time, all volunteer board we hire a property management company, currently RealManage, to run the facility on a day to day basis. The Board provides oversight of the property managment company and the association's finances.
For most activities concerning the day to day operations, RealManage would be the one to contact. If the repair or improvement is higher then the amount that RealManage can authorize then the board needs to vote to approve or disapprove said item.
If someone has a new idea, comment or suggestion for a new improvement or policy issue like looking into reassignment of limited common elements, changing the late fee/fine assessment policy then that is a board issue.
